Blueline completed site plan development and infrastructure design in support of a 35-lot Green Planned Unit Development (PUD) project which featured an expansive community park including a large recreation field, children’s play structure, and a sport court. The PUD process allows for modifications to the density requirements allowing for innovative housing solutions in exchange for optimized tree retention and open space opportunities. To meet this requirement, our team created a green belt easement at the entry of the development which was not only aesthetically pleasing but allowed for mass grading of the remainder of the site to offer greater flexibility in site and home design.

Blueline’s services to this project included roadway extension in unopened right-of-way to fill a missing link for cars and pedestrians between the elementary school and the community south of the project. Blueline also replaced an existing crosswalk, adding a Rectangular Rapid Flashing Beacon (RRFB) to increase school zone safety. Blueline also replaced an old water main to meet current standards, extended the storm drainage, water, and sewer systems, while managing storm water to fully infiltrate all runoff from the site.
