The Schoolhouse District

Woodinville’s future downtown is envisioned as an inviting place to work, shop, live, and socialize; and Blueline is grateful for the opportunity to help the City realize their vision. The private development portion of the project, led by MainStreet Property Group, features over 270 residential units, 20,000 SF of new retail space, construction of new YMCA space, restoration and renovation of the 18,000 SF Historic Woodinville Schoolhouse, and design and construction of over 30,000 square feet of public outdoor spaces.

Immediately adjacent to the Campus is the City’s new Festival Street which will be utilized as a public gathering space for events like street fairs and art walks, while also serving as the primary utility corridor and fire lane for the overall development. This 30’ wide corridor houses a watermain, fire hydrants, service connections, grease interceptors, side sewers, and a sewer main all permitted by Woodinville Water District, as well as transformers and natural gas meters permitted by Puget Sound Energy. As such, the civil design of Festival Street required a careful balance between the requirements of Puget Sound Energy, Woodinville Water District, and Woodinville Fire & Rescue, and the City’s vision of an inviting pedestrian experience for the public. Blueline led the project through receiving approval from these agencies which served as the perfect opportunity to showcase our experience in developing solutions on complex projects.
