Quinn’s Crossing, Snohomish County

Client: Yarrow Bay Development

The 2007 Street of Dreams site slated for Built Green Certified, upscale bungalows, cottages, and prairie farmhouses. This high profile, 114-acre parcel has sensitive areas throughout. Blueline permitted the final engineering phase and provided extensive value engineering services; weighing infrastructure costs against the 48 estate-sized lots. We teamed with several specialists to create a constructible design that minimized sensitive area impact.

 

The Highlands, Kirkland

Client: Taylor Development

With 25 lots, The Highlands is one of the largest developments in recent Kirkland history. Our cost-benefit analysis revealed that an environmentally-friendly, Low Impact Development (LID) approach was the most cost-effective design solution. Use of pervious pavement, open swales, and other LID techniques reduced the necessary vault capacity and increased lot yield.

 

Maple Crest, Seattle

Client: Steve Williams Custom Homes

This 12-lot subdivision originated as a vacant Seattle school site purchased via sealed bid auction. Challenges on this project included navigating the critical areas permit process, extensive offsite improvements, and negotiations assistance with neighboring properties to secure necessary utility easements.

 

Cedarhurst, Lynnwood

Client: Phoenix Development

17 existing parcels converted into 73 single family lots. Blueline provided project management, permitting, and design services from feasibility through as-built phases in just over one year. Using lot size averaging techniques, maximum lot yield was achieved with
an 8,402 SF lot average in an 8,400 SF zone. Site challenges included two separate drainage basins, steep slopes, and offsite improvements.
