Pipers Glen

Pipers Glen, located minutes from downtown Bothell, is an 82-lot Toll Brothers community designed by Blueline. With preliminary plat approval already complete, Blueline picked up the remainder of the project, tasked to reduce the construction costs and increase project viability. As part of the design, our team reconfigured the site plan, reducing the export from the site by over 100,000 CY. Blueline worked closely with Contech to design a meandering bridge at the entry to the community so that the stream maintained its current alignment. This bridge became the main entry feature for the community. Blueline also designed a new turn lane for the project and extended a new off-site storm system with direct outfall to the Sammamish River, allowing the project to be exempt from stormwater detention.
