Almond Condominiums, Kirkland

Client: DR Horton

A 36-unit condominium project. Blueline joined the project team during the construction documents phase, teaming with several sub-consultants to create an effective design while addressing site challenges. Design elements included frontage improvements along busy 124th Avenue, a public trail connection, and special considerations for tree retention requirements.

 

Market Street Lofts, Kirkland

Client: Chaffey Homes

An 8-unit townhouse re-development. The site had two existing 1960’s apartment buildings built on four lots. The new development was permitted by submitting a lot line adjustment concurrent with building permit applications, dramatically reducing overall permitting time.

 

125th Street Townhomes, Seattle

Client: Granger Construction

An 8-unit townhouse project in the Lake City neighborhood of Seattle. Blueline worked closely with the Seattle Department of Transportation, deviating from Seattle city road standards in order to create frontage improvements that would correspond with challenging topography while minimizing impacts to existing structures and trees.

 

Melrose Avenue Apartments, Seattle

Client: Melrose Development LLC

Melrose turned to Blueline for help when their seven story luxury condo site in downtown Seattle was in danger of being shut down after an interior building modification resulted in garage slabs that no longer met city code. We created detailed exhibits based on as-built data that demonstrated the existing design would allow vehicles to safely enter and exit the building. Our level of detail and explanation gave city staff enough confidence to approve the design, thus saving the project.
