Normandy Park Town Center, Normandy Park Client: McKittrick Building Company After several concept changes, what was originally a mixed use single-family & commercial project, is now two-tract project scheduled to break ground in summer 2006. Tract one will provide approximately 18,000 SF of retail/restaurant space. Tract two has been saved for future development. Blueline teamed with neighboring commercial projects to share utilities, worked with multiple jurisdictions to resolve basin-wide drainage issues, and coordinated with the City to incorporate special site design requirements. |

Marysville Medical Center, Marysville Client: Ken Schueller Blueline worked closely with the client’s tight budget, the project architect, and city staff to convert an abandoned gas station and heavy equipment storage site into a new medical office/clinic. Our engineers provided parameters for the client’s architect to create a marketable design that wouldn’t require extensive (and expensive) utility improvements. End result: a budget-friendly, DOE compliant design approved by the jurisdiction. |

Pacific Willow Retail, Fife Client: Connell Design Redevelopment of an existing commercial site into 10,800 SF of retail space, including Starbucks with a drive through and Jiffy Lube with a sunken oil changing pit. Project challenges: grading a flat site to drain when there were previous drainage problems, and matching grade on surrounding streets on three sides of the project. |

Tukwila Retail Building, Tukwila Client: Connell Design Redevelopment of an existing commercial site into 5,800 SF of retail space. A creative drainage solution--utilizing a water quality swale, a parking lot planter, and a shallow detention pipe system--solved existing drainage and flooding problems. This was accomplished on a flat site while navigating existing utilities and matching grade to neighboring properties. |
